You can check most of these from the ground with a phone camera. If you spot two or more, it is worth an inspection.
Granules in the gutters
Sandy grit collecting at downspouts means the shingle surface is wearing through.
Curling or cupped edges
Shingle corners lifting away from the deck let wind get underneath and peel courses off.
Dark patches or streaking
Trapped moisture and algae growth, often the first visible sign of a failing underlayment.
Daylight through the decking

Architectural asphalt
The standard for Southeast Michigan. Dimensional, wind-rated to 110–130 mph, 30 to 50 year manufacturer warranties.

Three-tab asphalt
Lower cost per square, flatter appearance, shorter life. Usually a match-existing repair choice rather than a full reroof.
- 03
Standing seam metal
Sheds snow load, lasts 40+ years, and handles freeze-thaw cycling better than any asphalt system.
- 04
Ice & water protection
Michigan code requires it at the eaves. We run it further up valleys and penetrations than the minimum.

How long does a roof replacement take?
Most single-family homes are torn off and reroofed in one to two days. Larger or steeper roofs, and homes needing deck replacement, can run three to four days. We give you the estimate before we start, not after.
Will my insurance cover a new roof?
If the damage is from a covered event — wind, hail, a fallen limb — often yes. Age-related wear usually is not covered. We inspect first, document what we find, and tell you honestly whether a claim is worth filing before you call your carrier.
Can you install over my existing shingles?
Michigan allows a second layer in some cases, and it costs less up front. We usually recommend against it: you cannot inspect the decking underneath, the new layer runs hotter and fails sooner, and the next tear-off costs double.
What happens if it rains mid-project?
We only tear off what we can dry-in the same day. Any open deck gets underlayment or tarped and sealed before the crew leaves the site.
Do you clean up the nails?
Magnet sweeps across the lawn, driveway, and beds at the end of every shift — not just the final day. It is the single most common complaint homeowners have about other roofers, so we made it a daily step.
