Why Is My Ceiling Leaking in the Winter?

It almost always happens the same way. Late January, maybe early February. You’re sitting in the living room and you notice a brown ring spreading across the ceiling. Or you hear it before you see it — a slow tick of water hitting the floor.
The first assumption is usually the worst one: the wind took my shingles off. The roof is failing.
Take a breath. Your shingles are probably exactly where you left them.
If your ceiling is leaking in the middle of a Michigan winter, on a day when it hasn’t rained in weeks, you are almost certainly looking at an ice dam. It is the single most common winter roofing call we take across Oakland, Macomb, and Wayne counties, and it has been for thirty-three years.
Here’s what’s actually happening up there, what to do about it tonight, and how to make sure you never see that stain again.
What an Ice Dam Actually Is

An ice dam is a wall of solid ice that forms along the lowest edge of your roof — the eaves — and in your gutters.
Snow on a roof behaves like a blanket. If the underside of your roof deck is warm, the bottom layer of that snow melts. The meltwater runs down the slope until it reaches the overhang. That overhang hangs past the heated walls of your house, so it sits at outdoor temperature. The water hits that cold zone and refreezes.
Do that for a few days and you’ve built a ridge of ice several inches thick. Now every new bit of meltwater runs down, hits the dam, and pools behind it. Standing water on a roof does what standing water always does — it finds a way in. It creeps backward under the shingles, soaks into the plywood deck, runs down the rafters, saturates the insulation, and eventually shows up on your ceiling.
By the time you see the stain, that water has been in your house for a while.
Why Michigan Homes Get Hit Harder Than Most

Ice dams need a specific recipe: snow on the roof, a roof surface above freezing, and an eave below freezing. Southeast Michigan produces that combination more reliably than almost anywhere in the country.
Our temperatures hover right at the line. Ice dams don’t form during a deep freeze — nothing melts at 5°F. They form during the stretches where daytime highs climb into the low 30s and nights drop into the teens. That’s a normal Michigan February. Communities along the I-75 and M-59 corridors run through dozens of freeze-thaw cycles a winter, and every one of them is another chance for a dam to build.
Lake-effect snow reloads the roof. Homes on the western side of the state get hammered by lake-effect off Lake Michigan. In Southeast Michigan we see less of it, but St. Clair and Macomb counties still catch bands coming off Lake Huron and Lake St. Clair. Fresh snow means the blanket gets re-insulated and the cycle starts over before the last dam has melted out.
Our housing stock is the real problem. This is the part people miss. Huge portions of Oakland, Macomb, and Wayne counties were built out between 1950 and 1975 — the postwar boom in Royal Oak, Warren, Livonia, Sterling Heights, Dearborn. Those homes went up with attic insulation levels that were considered fine at the time and are badly undersized now. Many still have the original insulation. Meanwhile the rural stretches of Lapeer, Livingston, and St. Clair counties have farmhouses and additions built long before anyone was calculating ventilation ratios at all.
An ice dam is not a weather event. It’s an insulation and ventilation problem that weather reveals.
The Real Culprit Is Your Attic

Roofs do not melt snow on their own. Heat escaping your living space melts snow. If you have ice dams, you have an attic problem, and it’s usually one of three things — often all three at once.
1. Not enough insulation
The Department of Energy recommends R-49 to R-60 for attics in Michigan’s climate zones. In practical terms that’s roughly 16 to 22 inches of blown-in fiberglass or cellulose.
We routinely open attics in metro Detroit and find R-19 to R-30 — six to ten inches, often compressed and settled below even that. If you can see the tops of your ceiling joists when you look across your attic floor, you are under-insulated. The heat you’re paying for is going straight up and melting the snow on your roof.
2. Blocked or missing ventilation
Your attic is supposed to be cold in winter. That sounds wrong to most homeowners, but it’s the entire design principle: if the attic matches the outdoor temperature, the roof deck stays cold, the snow doesn’t melt, and no dam forms.
That requires airflow. Soffit vents under the eaves pull cold air in at the bottom. Ridge vents at the peak let warm air out the top. The system only works if both ends are open.
The most common failure we find: someone added blown-in insulation at some point and buried the soffit vents. The insulation goes right out to the edge, packs into the eave, and seals off the intake. Now the ridge vent has nothing to pull from and the attic turns into a warm box.
3. Air leaks and vents dumping into the attic
This one causes the most damage and is the most common in DIY-remodeled homes: a bathroom exhaust fan or dryer vent that terminates in the attic instead of outside.
That’s not just heat — that’s warm, wet air being pumped directly at a freezing roof deck. It accelerates the melt cycle, and the moisture condenses on the underside of the sheathing and grows mold. We have opened attics in January and found frost coating every square inch of the plywood.
Recessed can lights, the gap around the chimney chase, the attic hatch, and unsealed top plates all leak heat the same way, just more slowly.
What To Do Tonight If It’s Actively Leaking

If water is coming through your ceiling right now, your immediate job is damage control, not a permanent fix.
Do this:
- Catch the water and let it out. Put a bucket under the drip. If the ceiling is bulging with trapped water, poke a small hole at the low point of the bulge with a screwdriver and let it drain into the bucket. A controlled hole you patch later is much cheaper than a collapsed ceiling.
- Pull snow off the roof edge from the ground. A roof rake with an extension handle lets you clear the bottom three or four feet of roof while standing in the yard. Removing the snow removes the fuel.
- Use calcium chloride, not rock salt. Fill a nylon stocking or pantyhose leg with calcium chloride ice melt and lay it vertically across the dam so it hangs over the edge. It melts a channel through the ice and gives the trapped water somewhere to drain.
- Move what matters. Get electronics, furniture, and anything with sentimental value out from under the leak.
- Photograph everything. Time-stamped photos of the stain, the icicles, the ice at the eave, and any damaged contents. If you end up filing a claim, this is the documentation your adjuster will want.
- Call a roofer who does winter steaming. Professional ice removal uses low-pressure steam that melts the dam without touching the shingles.
Do not do this:
- Never use rock salt. Sodium chloride corrodes aluminum gutters and flashing and strips the granules off asphalt shingles. You’ll trade a leak for a roof that ages five years in one winter.
- Never chip at it with a hammer, hatchet, or shovel. Frozen shingles are brittle. Hitting the ice cracks them, and it’s very easy to punch straight through the deck. This turns a ventilation problem into a structural repair.
- Never use a pressure washer or a torch. We have seen both. Neither ends well.
- Never climb onto an icy roof. Falls from roofs are the leading cause of serious injury in our trade, and that’s among people who do it for a living with harnesses. No ceiling stain is worth it.
Does Homeowners Insurance Cover Ice Dam Damage?

Often, yes — but the distinction matters and it trips people up.
Most Michigan homeowners policies cover sudden and accidental water damage caused by an ice dam. That typically means the drywall, ceiling, insulation, paint, flooring, and personal property the water ruined on its way through.
What most policies do not cover is the underlying cause. If the adjuster determines the dam formed because your attic was under-insulated and under-ventilated, the insulation upgrade and ventilation correction are usually classified as maintenance — your responsibility.
They also tend to exclude damage they consider long-term or preventable. If the stain has been slowly growing since 2023 and you’ve been repainting over it, that’s a much harder claim than a leak that appeared last Tuesday.
A few things that help:
- File early. Michigan policies carry prompt-notice requirements. Don’t wait until spring.
- Document before anyone touches it. Photos of the ice, the interior damage, and the date.
- Get an independent inspection. An adjuster’s estimate is an opening position, not a verdict. A contractor who reads claims regularly will catch scope the adjuster missed — saturated insulation that needs replacing, decking that needs to come off, mold remediation.

The Permanent Fix — And What Michigan Code Requires

Clearing gutters is not the fix. Heat cables are not the fix either; they’re a bandage that raises your electric bill and doesn’t address why the roof is warm. The permanent fix has two parts.
Part one: fix the attic
This is the part that actually stops ice dams from forming.
- Air-seal the ceiling plane first — top plates, can lights, the chimney chase, the attic hatch, plumbing penetrations. Sealing before insulating matters, because insulation doesn’t stop air movement.
- Re-route any bath fan or dryer vent that terminates in the attic so it exits through the roof or a gable wall.
- Install baffles at every rafter bay so insulation can’t block the soffit intake.
- Bring insulation up to R-49 to R-60.
- Verify the intake and exhaust ventilation are balanced. A ridge vent with choked soffits performs worse than no ridge vent at all.
Part two: build the roof so a dam can’t get through it
When it’s time to replace the roof, the ice barrier is not optional in Michigan.
The Michigan Residential Code requires a self-adhering ice barrier membrane in regions with a history of ice forming at the eaves — which is all of Lower Michigan. The membrane must run from the lowest edge of the roof to a point not less than 24 inches inside the exterior wall line of the building.
That last clause is what matters. Not 24 inches up from the edge — 24 inches past the interior face of the exterior wall. On a house with a deep overhang and a low-slope roof, hitting that requires two or even three courses of membrane. A contractor bidding cheap runs one course, technically covers the eave, and leaves the critical zone bare.
This is one of the easiest places for a low bid to hide, because once the shingles are on, you cannot see it. Ask any contractor you’re considering how many courses of ice and water shield their bid includes and how they calculated it. If they can’t answer, that tells you something.
Storm-chaser outfits roll into Michigan after a hailstorm, run the cheapest assembly that passes a glance, and are gone before the first February. The warranty is only worth as much as the company standing behind it.
What This Costs
Inspection and estimate documentation
Honest ranges, because everyone wants to know and nobody puts it in writing.
- Emergency steam removal: typically a few hundred dollars per visit, depending on the length of the dam and access. This buys you time; it does not solve anything.
- Attic air sealing and insulation upgrade: usually the low four figures for a typical Southeast Michigan ranch or colonial. Depends heavily on square footage and how much existing insulation has to come out.
- Ventilation correction: often bundled with the insulation work. Adding a ridge vent and cutting in proper soffit intake is a fraction of a roof replacement.
- Interior repairs: varies enormously with how long the water ran. Drywall and paint is minor. Saturated insulation, warped decking, and mold behind the ceiling is not.
- Full roof replacement with a properly detailed ice barrier: priced per square and per assembly. This is worth getting a real inspection for rather than a phone quote.
The pattern we see: the attic work almost always costs less than the interior repairs from one bad winter, and it’s the only spend that stops the problem permanently.
Frequently Asked Questions
Do icicles always mean I have an ice dam? Not always, but they’re the warning sign. A few small icicles after a warm afternoon can be normal. A thick, continuous row of large icicles along the gutter line means meltwater is refreezing at the eave — the dam is either forming or already there.
My roof is only five years old. How is this happening? A new roof doesn’t fix an old attic. Ice dams are caused by heat loss and airflow, not shingle age. We see this constantly — homeowners who replaced the roof, never touched the insulation, and got dams the following winter.
Will heat cables solve it? They melt channels so water can escape, which prevents some damage. They don’t stop the dam from forming, they run up your electric bill, and they need to be installed and maintained correctly or they become a fire concern. We treat them as a last resort for problem valleys and complex rooflines where the attic fix isn’t sufficient on its own.
Can I just add more insulation myself? You can, and people do — but adding insulation without air sealing first and without installing baffles is exactly how soffit vents get buried. That’s the single most common way a well-intentioned weekend project makes ice dams worse.
Should I have my gutters cleaned to prevent ice dams? Clean gutters help water drain and are worth doing every fall. But clogged gutters don’t cause ice dams — a warm roof does. Dams form on houses with no gutters at all.
How do I know if my attic is the problem without going up there? Two quick tells from the ground. After a light snow, look at your roof compared to your neighbors’ — if yours is bare or patchy while theirs are still covered, you’re losing heat. And check whether snow melts in a pattern that follows your rafters, showing stripes. That’s classic heat loss.
Stop the Leak Before It Becomes a Rebuild
If you have a stain on your ceiling, a row of icicles hanging off your gutters, or a bare stripe on a snowy roof, the problem is already in motion. Drywall dries. Roof decking warps. Mold doesn’t wait for spring.
